Importance of Termite Inspections and Repairs before Escrow

Whether you are looking into buying or selling a home, getting a Termite Inspection is important for several reasons. 

What is a Termite Inspection?

A Termite Inspection is a visual inspection preformed by a Professional who examines the property of accessible areas for any evidence of wood-destroying organisms (WDO). The Termite Inspector will inspect all areas of the home including accessing any subspaces such as crawlspaces and basements. At the competition of the inspection the inspector will provide a Termite Report for the structure which will state if there is any damage/evidence found. While it is not a law in the state of California that you must have a Termite Inspection performed by a professional on the home that is being bought or sold some lenders or insurance providers do require a Termite Inspection. Most all VA Loans do require a full Termite Inspection to be preformed. The banks are looking for Termite Clearance on the home. Many mortgage lenders do require a termite inspection to be preformed and to be free and clear before they provide financing. 

Conclusion

Even if a Termite Inspection is not required in the buying process it is HIGHLY recommended that you do have one done on the home to avoid future high costs of repair if there is an existing infestation of termites.
